* Advance reservations are required to guarantee availability in case owner’s unit is rented.
- Owner has to reserve his/her own room far in advance (i.e. 60 to 90 days at The Plaza Hotel in New York, depending on the season).
* Owners should pay typical monthly maintenance fees.
* Nondeductible taxes on the maintenance fees
- Even though owners are allowed to deduct the mortgage interest on the principal residence and one vacation home, maintenance fees on a personal use property is nondeductible. Only the property taxes on the timeshare, and the mortgage interest paid on the loan (depending on the type of ownership deed) is deductible. If the property was held as a rental property, the maintenance fees would be deductible as an expense against the rental income.
